CONSTRUCTION
Equiset has the people and the skills to manage construction
sites and deliver buildings on time, within budget and using the
best construction techniques. Equiset finds creative planning and
design solutions for difficult sites and conditions. These solutions
add value, giving increased and flexible floor areas, lower construction
costs, and world class design aesthetics.
For example, University Square, which was completed
in December 2001, carries the Equiset hallmarks—it delivers
intelligent and creative solutions. Equiset’s innovative design
created 50,000 square metres of educational facilities as opposed
to the 5,000 square metres that would normally be expected. This
was achieved in a precinct where heritage planning and community
issues were an important part of the development process.
As a newly created company, Equiset understands the
needs of business and community today and the challenges facing
the property development and construction sector. Importantly, Equiset
takes a strong stand on green issues, promoting environmental responsibility.
Significant progress has been made in minimising the energy required
to create buildings through clever use of building materials, reducing
ongoing energy use, applying life cycle costing procedures, and
increasing the use of renewable energy resources.
With its strengths in construction and property development,
Equiset provides the education sector with a commercial perspective
on opportunities in property development and ownership.

DEVELOPMENT
Equiset is not a traditional developer. While the
company draws on the Grollo experience in property development,
it also takes a fresh and innovative approach.
Equiset seeks strategic and original solutions to individual
property needs. The development team identifies potential projects,
clients and strategic partners. It looks at land packages, feasibility,
finance, structure and planning logistics, including environmentally-friendly
construction processes. Equiset delivers strategic solutions that
help clients achieve exceptional outcomes.
For example, Equiset has been working with Monash
University since 1999 on the design and management of a major construction
project at the Caulfield campus. To provide comprehensive and informed
solutions tailored to the University’s needs, Equiset undertook
a study of the Caulfield campus and devised a property strategy
that considers various building envelopes and property acquisitions.
This strategy could form the basis of an overall campus design and
development plan that Equiset can deliver.

Equiset offers a flexible and comprehensive service
not available from other consultants. From a single contact point,
clients can access concept planning services, design, construction
management and finance, including equity involvement. For example,
as developer of the University Square Project, Equiset managed the
design process, overseeing every detail from concept to completion.
For the Monash University Caulfield campus project, Equiset is designer
and manager.
